Property Staging
First impressions are often lasting impressions. This is even more relevant when it comes to selling property in today’s competitive marketplace.
LOFT’s property staging service gives you the edge over other properties as our furniture rental packages are selected by our award winning interior design team. We take care of everything for you, from key collection, full delivery and assembly through to the final finishing touches and styling.
Properties aren’t just investments; they’re always going to be homes before anything else. Everyone wants to connect with where they’re living, which is why “People First” design is so important. Knowing how a space is going to be used, maximising its potential and providing creature comforts through property staging turns a house into a home, and sells the dream lifestyle to renters. In turn, this leads to greater results as potential residents fall in love with your property.
What Is Property Staging?
Property staging means presenting homes in their best light to showcase their true value. It’s about setting the scene so potential buyers can picture how their lives will be if they choose your property. For example, a family living room would have a large sofa that’s perfect for parents and kids to spend some time together at the end of the day. But that’s just the first part of the process.
Where the sofa is placed is also key. Should it be facing a media unit for binge-watching the TV? Is there room to place an armchair nearby, so everyone is close by and can talk to one another?
And the little touches are what can seal the deal. Maybe bright scatter cushions are needed to provide an extra layer of comfort and to add a pop of colour. Decorative throws can be strategically placed to sell the cosy nature of the room.
Property staging is so much more than adding furniture to a room. It’s about creating an aspirational lifestyle that appeals to the target market, giving people a glimpse into how their lives will be much better off in your property than anybody else's.
First impressions are lasting impressions. The viewing process is intricate and in-depth, and the first time most people will see your property will either be online or in print. Beautiful images capture the eye, leading to a booking. And once inside your property, the stunning design will speak for itself.
What are the Benefits of Property Staging?
There are many benefits to property staging. The process has a proven positive impact on the ability to sell and rent out properties. Let’s take a look at the numbers:
Dwell Time
75% of homebuyers spend more time viewing a staged property over an unstaged one.
Increased ROI
In 2019, 83% of property developers saw an increase in the values offered for staged properties, 33% of which were over 10% higher than the asking price.
Quicker Sales
86% of estate agents agree that a staged home will sell up to three times faster than a non-staged home.

PROPERTY STAGING SERVICES FOR ALL RENTAL MARKETS
No two rental markets are the same. What works for traditional rental properties won’t necessarily work for student HMOs or serviced accommodation. This is why we have a broad range of rental furniture packs to suit all tastes. See how we cater to your target demographics below:
HMO STUDENT PROPERTIES
HMO student properties have to be fresh and vibrant, but they also have to be inclusive. Outside of earning their degrees, one of the main reasons why young adults go to university is for the social aspects.
With 18 years worth of experience in providing student furniture to landlords, PBSA operators and universities, we know how to put together shared co-living spaces perfectly. Communal areas staged by LOFT have plenty of comfortable seating arranged for easier chatting, media units for TVs and games consoles, plus a variety of homely accessories.
Individual rooms can also be staged by us, complete with beds, desks, wardrobes and more.
Get in touch to hear what else is included in our student HMO furniture rental packages.
BUY TO LET
Traditional buy to lets are the rental sector’s most popular property choice even with the rise in success for build to rent (BTR). And with 1 in 5 people across the UK renting, it means there’s a huge demand for BTL properties.
But residents can afford to look around these days. They want to find a rental property that truly feels like home.
Our buy to let furniture rental packages are put together to show how good it would be to live in your property. We choose comfortable and stylish furniture pieces for the living room and bedrooms, and we can even provide rental items for home offices, bathrooms and kitchens.
To beat the competition, you have to stand out. Our furniture and accessories sell the dream with a luxury look, and remember, you can choose to buy the full package if you want to provide a perfect, fully furnished home for your residents.
SERVICED ACCOMMODATION
Serviced accommodation is growing in popularity across the UK because it’s giving guests the one thing they can’t get from hotels; affordable, homely luxury. This needs to be reflected in your marketing materials, as the first time anyone will see your property will be online.
LOFT’s property staging for serviced accommodation helps you to create the perfect space. Guests are looking for a home away from home, which means providing:
A comfortable sofa
Cosy bed
Plenty of room
Special touches such as a full range of kitchenware
We can supply your serviced accommodation property with everything needed to capture that homely atmosphere. We’ll also arrange all the pieces to truly get the best out of them. Professional photography is also available on request, get in touch with us for a comprehensive service.
Property Styling & Accessories
It’s the little things that can make a big difference. If you already have furniture in place, but your rental property needs that little extra something to make it feel like home, LOFT’s property styling services are just what you’re looking for.
Styling is all about the finishing touches, creating a cosy and personal atmosphere without cluttering up space or detracting from the furniture and wider decor. Being strategic with your choices is key, so make sure to view our dedicated property styling page for all the details you need to know to create a lasting impression.

Why Does Property Staging Help Sell Properties?
Having beautiful images will bring more eyes to your property. Shots of an empty home on property portals do very little to excite the imagination, but a property that has a “lived-in-and-loved” look will encourage more click-throughs.
A staged property also appears more spacious. With an empty space, potential buyers can’t be sure what furniture each room can accommodate. Will the bedrooms fit a double bed? Is there space for an office set-up in the spare room? By supplying furniture for viewings, potential buyers can start to plan how each area will work, once they have moved in.
And staging doesn’t just sell properties; it sells them for more money. Creating emotion through strategic design means people will fall in love with the place. And when their heart is set, they don’t want to miss out. Generally speaking, a staged home will sell for around 8% above the asking price, so securing that emotional connection is key.

What About Virtual Property Staging?
Virtual property staging is a viable alternative if you’re short on time or have a limited budget. Instead of fully furnishing your property, the LOFT team will create a computer-generated image, giving you a realistic mock-up of how the property would look with furniture in place.
